Commercial Leak Detection & Water Intrusion Investigation

Before you pay to fix a leak, you need to know where it actually starts. AWR traces water intrusion to its source through testing, isolation, and documentation, so the repair is made once and made right.

Field Testing and Source Isolation

Water rarely enters where it appears. We test suspect areas one at a time under controlled conditions until the entry point is confirmed, rather than assumed. When a detail needs to be opened to verify what’s behind it, we make limited exploratory openings and document what we find.

Services Include:

  • Controlled water testing of windows, storefront, and curtain wall
  • Flood testing of horizontal waterproofing and plaza decks
  • Sequential isolation testing of suspect details
  • Exploratory openings and test cuts with photo documentation

Moisture Mapping and Infrared Survey

Some of the most expensive water damage is invisible from the surface: saturated roof insulation, wet wall cavities, and moisture held under membranes. We map where moisture is and how far it has spread, so the repair scope matches the real damage.

Services Include:

  • Infrared thermography of roofs and wall assemblies
  • Moisture meter surveys of substrates and finishes
  • Electronic leak detection on roof and waterproofing membranes
  • Mapping of wet insulation ahead of repair or recoat

Where Leaks Usually Start

After more than 30 years of building envelope work, we know where to look first. Most commercial leaks trace back to a small number of details, and each one is a system we also repair.

Common Sources Include:

  • Roofs and roof-to-wall transitions
  • Flashing at windows, shelf angles, and parapets
  • Failed sealant and expansion joints
  • EIFS and cladding terminations
  • Plaza decks, podium slabs, and below-grade walls

Findings Report and Repair Path

Every investigation ends with a written report: where the water is entering, how it’s traveling, what it has damaged, and what it will take to fix. You get photos, marked-up source locations, and prioritized recommendations that owners, engineers, and insurers can act on.

Services Include:

  • Written findings report with photo documentation
  • Annotated source locations and water travel paths
  • Prioritized repair recommendations
  • Post-repair testing to confirm the leak is resolved

Find It Once. Fix It Right.

A repair made in the wrong place is money spent twice. Whether it’s a single persistent leak or water intrusion across a building, AWR finds the source, documents it, and fixes it, across Virginia, Maryland, and North Carolina.

Frequently Asked Questions

Please reach us at debbie@awrinc.com if you cannot find an answer to your question.

Usually because the repair was made where the water appeared, not where it entered. Water can travel a long way inside a building before it shows up.

Both. We find the source, document it, and can perform the repair, then retest to confirm it worked.

Yes. Controlled water testing recreates the conditions that cause the leak without waiting for the next storm.
