Metal Roof Restoration

Metal roofs rarely fail across the field. They fail at the seams, the fasteners, and the penetrations. AWR treats those conditions directly — rust removal, corrosion-inhibitive priming, and reinforced seam detailing — before any field coat is applied.

Low-Slope & Membrane Roof Restoration

Aging single-ply, modified bitumen, and built-up assemblies can often be renewed rather than replaced. A fluid-applied system re-establishes a seamless surface across the field and eliminates the seams and laps where membrane roofs typically begin to fail.

Coating Selection & Reflective Performance

Silicone, acrylic, and polyurethane systems each solve a different problem — ponding water, UV exposure, or foot traffic. AWR selects the chemistry to match the roof, and specifies high-reflectance finishes that reduce surface temperature, thermal cycling, and cooling load on the building below.

Roof Evaluation & Surface Preparation

A coating is only as sound as the roof beneath it. AWR evaluates the existing assembly for saturated insulation, substrate corrosion, and drainage deficiencies, then prepares the surface to the coating manufacturer's requirements — including adhesion testing and verified dry film thickness at application.

Includes:

  • Moisture survey and core sampling
  • Adhesion and compatibility testing
  • Pressure cleaning and mechanical preparation
  • Drainage correction and repair prior to coating

Featured Project: Historic Aircraft Hangar Restoration in NC

Project Overview

AWR applied a fluid-applied coating system across the exterior shell of a historic aircraft hangar — a structure where the arch serves as both roof and wall, with no transition between the two.

Technical Focus

The corrugated profile meant every rib, construction joint, and panel transition required detail treatment before field application. Reinforcing fabric was embedded at movement joints so the system could accommodate thermal cycling across a shell of this span without splitting. Coating in place preserved the original substrate and the building's historic profile.

Scope of Work

• Substrate evaluation and moisture assessment
• Repair at deteriorated foam and metal panel sections
• Reinforced detailing at ribs, joints, and transitions
• Silicone elastomeric coating over spray polyurethane foam
• 306,000 SF total coated area

Project Outcome

The completed system re-established a continuous weather barrier across the full shell, arresting moisture intrusion without altering the structure's appearance or requiring removal of the original envelope.
